Try building it Joey's way. Think like the foundation subcontractor, who has to form and pour that basement stairwell room as part of the basement, same height floor, same type walls.

Your garage has an "open below" room at the stairwell.

I've tried to find a way to break the ways, but no matter what I do, they auto join. Any advice on how to achieve this?
