I got paid for this one - as a matter of fact, the whole point was the render. They wanted it to help them getting Planning Board approval.

At least 75% of the states have their regulations on line. Some are easier to find than others, but start with your state from this link.

I humbly apologize , please forgive me
sometimes my mouth gets ahead of my brain,
As far as out of state engineering etc, there are many who dont live in a state adn have a correct stamp
4-seasons sunrooms, a wet stamp for every state
Viceroy Cedar Homes, same
Lindal Cedar Homes
and I can tell you , from experience, wiht every one of them, its true
the 4-season is based out of NY, they do not have an Oregon engineer
same with Viceroy
so they are out there
someone knows how to outsource it , even if just a sate away
Jason, yep your right, even if Im chump change, haveing a "ace in the hole" is a nice help
so Wendy, who was your outsource on that, was it Bob, Jason, or................

That's my work - my design, my rendering and my client - it's even for a project in a state where I'm licensed. Well, the client sent me the background photo, and wrote the check, and some dudes in Idaho made the software - but the rest is my work.

Your design? Wow. I thought it was an as-built model (believe it or not I get hired to do models of existing structures occasionally) or renovation. It really looks like an older style of house. If that's what you were after you hit it square on the head.

Rashid's over there....IMO...If any one is silly enough to send Valuable drawing files to people they dont know they need their head examined---Im sure BoB would take your 3% commission from the builder.....Goodluck
