Not to burst your bubble, but to give you some goals, I know a guy in the DC area that is charging 6% for the same things you mentioned - as builts, design, and construction docs for permitting. Plus he adds 10% if he sells the project (ie. brings the homeowner to the contractor in the first place)Tim Schrock
